Conversion of 5 barns, Nr Leighton Buzzard, Bedfordshire

The scheme for the conversion to residential use of five interesting and historic barns was for a developer client, and our brief was to take this from feasibility to planning stage. The barns, two timber-framed, two brick-built and the last one in stone, form the enclosures around two courtyards, with the original farmhouse in the centre.

The scheme for the barns shows each being converted into a three or four bedroomed house. All of the barns incorporate an open plan, double height living/kitchen/dining space.

The application process included precise calculations of vehicle movements and justifications to negotiate a residential use instead of the local authority preferred use class of B1 Business use. In addition, there were bats and barn owls residing in the redundant barns, and reports from specialists were submitted as part of the planning application documents.

We were successful in obtaining planning permission and the site was sold by the client.
